- What is “Buyer Agency”?
Buyer agency is the highest level of client representation afforded to a Buyer by a real estate professional. When you engage a Buyer’s Agent, your real estate agent is required to represent your best interest. - Why is this Valuable?
Most Sellers are represented by a real estate brokerage and have an agency agreement in place. This means the agent representing the seller has the Seller’s best interest to protect, not yours. - What’s required of a buyer to be afforded this high level of representation?
A written and signed “Buyers Agency” agreement is required by the State of Georgia’s Law. - What will a buyer’s agent do for me?
You are afforded the highest level of representation. By providing detailed information and analysis on properties and value, advising on how to best present and negotiate offers, and acting as your advocate during the entire process, start to finish. - If I decline “Buyers Agency” who represents my best interest?
If you decline Buyer’s Agency, you will not have a representative looking out for your best interest. In fact, the agent you contact on the listing, by Georgia Law, will be working to protect the seller’s best interest. - How much will Buyer’s Agency cost me?
Actually in 99% of residential real estate transactions, it is the seller who has made an agreement to pay all of the commission. This simply means that Buyer’s agency for you has already been paid for by the Seller. Take advantage of this! An experienced buyer’s agent can save you money up front with their negotiation skills and, save you from many pitfalls you might overlook, in the long run saving you even more money. - What are my responsibilities as a buyer in this agreement?
In this agreement, you are required to handle all of your real estate transactions with the brokerage or buyers agent that you choose. You agree to work only with this agent during the length of the agreement and work with them exclusively to view and purchase any property. - Who decides if I am represented under Buyer’s Agency?
Only you can make this decision. - Why would someone not want Buyer’s Agency?
We have not really heard a good reason why someone would not want to be represented by an experienced professional. In our experience, most reasons that people use are typically based on misinformation or just inexperience with how agency really works.
