Should You List Your Home During the Winter?
Many people choose to wait until Spring to list their homes but selling during the holiday season and winter months has many benefits. In the Atlanta market January is one of the strongest months for homes to go under contract.
Less Inventory
Many people choose to wait until after the holiday rush to list their homes. A lower inventory is in your favor because come springtime the market will become flooded. Statistically, there is far less competition in the winter months which means you can be strategic about your asking price.
Serious Buyers
Most people are not passively browsing homes this time of year. Going to open houses is a favorite pastime of buyers in the spring but in the winter months if a someone is looking at your home, they are likely ready to pull the trigger. Pulling themselves away from holiday festivities to find a home means they are working with a deadline, transferring from out of state, have a contact on their current home, or their lease is up – needless to say winter buyers mean business.
No Seasons Online
Thanks to the internet, home buying has no season. The weather and holiday festivities won’t stop serious buyers from browsing listings. The majority of home buyers are searching for their home using apps and internet searches. So while they may need to bundle up to come see your home the internet allows your home to snag the interest of your future buyer.
Time Off Work
This is a benefit for you and for your buyers. People have more time off this time of year, leaving them with more time to view homes that are listed online and schedule showings. Time off is great for you as well to get your house show ready and pack up items that you don’t need until after your move.
Tax Breaks
Ready to ring in the new year with tax breaks? Both you and your buyer can benefit from tax breaks if you close before the new year. Real Estate taxes, Premium Mortgage Insurance (PMI), and portage interest are all typically tax deductible.
With less inventory, more serious buyers, and maximum internet exposure… your home can be sold and you, on your way to ring in 2020.
